In 1994, TGM was designated an Accredited Management Organization® by the Institute of Real Estate Management.

Property management plays a pivotal role in enhancing the performance of portfolio assets of TGM clients. Our experience clearly demonstrates that property management is most effective when closely coordinated with the asset management process.

For this reason, TGM provides property management services for every acquisition made for clients. Only in this way can TGM effectively ensure that property management is consistent with our clients' asset and portfolio management goals.

Under the direction of John Gochberg, TGM Regional Asset Managers coordinate this effort. They serve as the primary link between asset and property management. Their coordination ensures that the Business Plan created for each property at the time of acquisition is properly integrated into the day-to-day operation of the property.

Two prime areas under their supervision are cost control and tenant relations, two areas which have a significant impact on current cash flow and long term value. Cost control includes the process of procuring supplies for a property and prudent scheduling and implementation of maintenance to minimize the need for high-cost emergency spending. Comprehensive tenant relations programs are essential for retaining and recruiting residents, thereby maximizing occupancy rates and net rental income.

Regional Asset Managers play an active role in the selection, training and ongoing evaluation of onsite property management. These front line representatives of the client-owner play a critical role in establishing and maintaining "quality of life" at properties. TGM's success in maintaining high levels of net operating income correlates closely with the efficiency of its property management operations.
